First-time investor DSCR loans in NC and SC

Buying your first rental? Select DSCR programs across our lender network accept first-time investors and qualify on the property's rent, with no tax returns.

Short answer

Yes. You can buy your first rental with a DSCR loan. Across our network of specialist lenders, select programs accept first-time investors with no prior rental history, commonly at up to 80% loan-to-value (about 20% down), with a credit score starting around 680 and a DSCR of 1.0 or higher. There are no tax returns, W-2s, pay stubs or income verification. Terms depend on the program, and this is not a commitment to lend.

Why first-time investors choose DSCR loans

Buying your first rental is where most conventional loans get hard. Lenders want two years of tax returns, they count your existing debts, and they often count only a share of rent you have not yet earned as a landlord. A DSCR loan skips that. The lender looks at whether the property's rent covers its full payment and whether you have the credit and cash to close. If you are self-employed, a business owner, a commission earner, or simply do not want to document your income to buy a rental, this can be the path.

Why lenders treat first-time investors differently

A first-time investor has no landlord track record, so lenders compensate with a higher credit score, a 1.0 or better ratio, a lower maximum LTV and more cash in reserve. That is why the same property can qualify at higher leverage for an experienced owner. It is not a reason to wait. It is a reason to match your file to the right program from the start.

How to strengthen a first-time investor file

A first-time investor example

Illustrative example. Say you buy a $300,000 townhome in Charlotte with 20% down, so the loan is $240,000. At an example 7.00% for 30 years, principal and interest are about $1,597. With $225 a month in taxes and $125 a month in insurance, PITIA is about $1,947. If the property rents for $2,400, the DSCR is about 1.23, which clears the 1.0 benchmark many first-time investor programs want. The rate, taxes, insurance and rent are example inputs, not a quote. Run your own in the calculator.

First-time investors in North Carolina and South Carolina

We work with first-time investors across both Carolinas. Closings run through an attorney in both states, so line one up early. See local notes for Charlotte, Raleigh, Greenville and Charleston, or start with the North Carolina and South Carolina guides.

What comes after your first rental

As you build a track record, more programs open up. Experienced investors can reach higher leverage, short-term rental income, ratios below 1.0, cash-out refinances and 5 to 8 unit properties. You can also move future purchases into an LLC.

Frequently asked questions

Can I get a DSCR loan if I have never owned a rental property?

Yes. Across our lender network, select DSCR programs accept first-time investors with no prior landlord history. They are commonly capped at about 80% loan-to-value, usually want a credit score starting around 680 and a DSCR of 1.0 or higher, and often ask for more reserves than an experienced investor would need. Not a commitment to lend.

What counts as a first-time investor for a DSCR loan?

Programs define it differently, but in general it means you have not owned an investment property recently, often within the past 12 months or longer. Some programs want you to have owned your own home for at least 12 months. A limited number of programs consider applicants who have never owned a home, so tell us your situation up front.

Do first-time investors need tax returns or income documents?

No. There are no tax returns, W-2s, pay stubs or income verification on any DSCR program. The loan is underwritten on the property's rent versus its monthly payment, your credit, your assets and the property.

How much down payment does a first-time investor need?

First-time investor programs are commonly capped at about 80% LTV, which means about 20% down on a purchase, plus closing costs and reserves. Lower credit scores, condos, short-term rentals and ratios below 1.0 can raise the down payment. Strong files may see more leverage on some experienced-investor programs, but first-time files are usually limited.

Can a first-time investor use a short-term rental or interest-only loan?

It depends on the program. Some programs restrict first-time investors to a 1.0 DSCR or better and limit cash-out, and a growing number now allow interest-only payments and gift funds for first-time investors. Short-term rental income, 5 to 8 unit properties and no-ratio options are usually reserved for experienced investors. Ask us to match your plan to a program.

Should a first-time investor choose a DSCR loan or a conventional loan?

If you have strong, documentable W-2 income and want the lowest cost, a conventional investment loan can be cheaper. If you are self-employed, have tax returns that understate your income, want to buy in an LLC, or do not want to hand over income documents, a DSCR loan can fit your first rental. We can show both.
