DSCR loans for LLCs

Close your rental property in an LLC on many programs, with no tax returns.

Short answer

Yes. Many DSCR programs close in an LLC, which is one reason investors choose them over conventional loans. The loan is made to the entity, usually with a personal guarantee from the owners, and the lender reviews the LLC documents. Select programs also accept corporations or trusts. We do not give legal or tax advice, so ask your attorney how to structure ownership.

Why investors close in an LLC

Investors often hold rentals in an LLC for liability separation and organization. Conventional investment loans generally require individual ownership, so moving to an LLC after a purchase can create issues. A DSCR loan can close in the entity from the start, which is why the LLC question comes up on almost every file.

Frequently asked questions

Can I buy a rental property in an LLC with a DSCR loan?

Yes, on many programs. The loan is made to the LLC, usually with a personal guarantee from the owners, and the LLC's documents are reviewed. Select programs also accept corporations or trusts. Conventional investment loans generally require you to close in your own name.

Does a DSCR loan to an LLC require a personal guarantee?

Usually, yes. The owners above a set ownership percentage commonly sign a personal guarantee and their credit is pulled. A guarantee means you remain personally responsible for the loan. Ask an attorney about asset protection, since we do not give legal advice.

What LLC documents does a lender need?

Commonly the articles of organization, the operating agreement, the EIN letter and a certificate of good standing, plus a resolution authorizing the loan. Requirements vary by program, and a lender may require the LLC to be formed before the application.

Can I move a property I already own into an LLC and refinance?

Often, but it depends on the program and your situation. Transferring ownership can affect title insurance, existing loan terms and local transfer rules, so talk to your attorney and to us before you deed anything.
