Short-term rental and Airbnb DSCR loans
How lenders count nightly rental income, and what to check before you buy.
Some DSCR programs accept short-term rental income from Airbnb or VRBO. They usually document it with 12 months of platform history or a third-party market income projection, and may adjust the income or require more down payment and reserves. Others only use long-term market rent even if you plan nightly rentals, so the right lender depends on how you will run the property.
How lenders count short-term rental income
A long-term rental has a lease. A short-term rental has income that moves with the season, so lenders need a method they can document. The common approaches are:
- Trailing history. Twelve months of host statements or payout reports from the platform, sometimes averaged over a period, for a property that is already operating.
- Third-party income projection. A market study or rental income report for a property without history, such as a new purchase.
- Long-term market rent. Some programs ignore nightly income entirely and use the appraiser's long-term rent.
Programs may haircut the income, for example by using only a share of gross receipts to account for expenses and vacancy, and some require a higher DSCR, a bigger down payment or extra reserves. Each lender is different, which is why the program choice matters as much as the property.
What to expect across our lender network
Select programs accept short-term rental income, and they count it in a few ways: a third-party projection such as an AirDNA-style report for a new purchase, platform payout history, or a trailing 12 months of bank deposits. Some apply an expense factor to gross receipts, and some also allow the appraiser's long-term market rent when it is the better number. Leverage and reserves vary by program, and short-term rental files are commonly limited to experienced investors and a lower maximum LTV than a long-term rental. First-time investors should ask us which program fits. Related: DSCR programs at a glance and first-time investor DSCR loans.
Why the DSCR calculation changes
The formula is the same: income divided by PITIA. What changes is the numerator. Platform revenue can look large in peak months and thin in the off-season, so lenders look at a full year or a market projection instead of your best month. Insurance can also cost more, because a short-term rental needs a policy written for that use, and that cost counts in PITIA.
Before you buy a short-term rental
- Confirm local rules. Cities, counties and HOAs differ on permits, zoning, occupancy taxes and nightly rental bans. Verify before you underwrite.
- Get the right insurance quote. Use short-term rental coverage in your PITIA, and include flood where required.
- Plan for lower occupancy. Underwrite a conservative number, and model the off-season.
- Tell your loan officer your plan up front. It decides which lender sees your file.
- Expect more scrutiny on condos. Condo associations may restrict rental terms, and some lenders have stricter condo rules.
Markets where this comes up in the Carolinas
Short-term rental questions come up most in Myrtle Beach, Wilmington, Charleston and Asheville, and in mountain and lake areas. Local rules vary widely, so each city page notes what to check.

Frequently asked questions
Can I use a DSCR loan for an Airbnb or short-term rental?
Some programs allow short-term rental income when it is documented with a 12-month rental history from the platform or a third-party market projection. Others only use long-term market rent even if you plan to run the property nightly. Tell your officer at the start so the file goes to a lender that accepts your plan. Read more on our short-term rental DSCR page.
What DSCR ratio do I need?
A DSCR of 1.0 or higher, meaning the rent covers the full payment, is the common benchmark and gets the widest choice of programs. Across our lender network, select programs accept ratios as low as 0.75, and a few offer no-ratio options where the rent does not have to cover the payment at all. Those lower-ratio programs usually ask for a larger down payment, more reserves or higher pricing. What is allowed depends on the program, so treat any number as general guidance and not a promise. See DSCR loans below 1.0 and no-ratio loans.
How many months of reserves are required?
It depends on the program. A few select programs ask for no reserves, many ask for about 3 to 6 months of PITIA after closing, and some ask for 12 months or more on first-time investor, foreign national, large loan or low-ratio files. Some programs let you count cash-out proceeds or reserves on your other financed properties. Reserves are one of the main levers a lender uses on a riskier file, so a bigger cushion can open more options.
What property types qualify?
Common eligible property types include single-family homes, townhomes, 2 to 4 unit properties and many warrantable condos. Select programs also finance 5 to 8 unit residential properties, non-warrantable condos and short-term rentals. The property must be an investment property that you do not occupy as a primary residence. Rural, unique and very small properties may be limited to fewer programs. See 5 to 8 unit DSCR loans.
Can I close a DSCR loan in an LLC?
Yes, on many programs. Closing in an LLC is common for investors and is one of the main reasons people move from conventional financing to DSCR. The lender will usually want the entity documents and a personal guarantee from the owners. Select programs also accept corporations or trusts. See DSCR loans for LLCs.
